Serneke divests Florist project in Uppsala
Serneke has sold the Florist housing project in Rosendal, Uppsala, to Lansa Fastigheter. The agreement also includes a turnkey contracting agreement for the construction of 202 apartments that will be leased as rental apartments. In total, the property transaction and the contracting agreement are valued at SEK 462 million.
Rosendal is a newly developed area within cycling distance of central Uppsala. The area is inspired by nature with lavish park areas, several playgrounds and other delightful exterior environments to encourage an active outdoor life.
“We are very happy to have transferred our project in Uppsala to a stable partner with whom we are also partnering in several other locations around Sweden. The project will be a great addition to the Rosendal area, and it feels rewarding to be involved, contributing to the construction of additional sustainable housing in the area,” says Alexandra Meijer, Business Manager at Serneke.
“This will be our first investment in Uppsala and the project is in line with our business concept of developing and managing sustainable housing in regions with strong growth,” says Claes Malmkvist, CEO of Lansa Fastigheter.
The project will include 202 rental apartments ranging in size from studio apartments up to three bedrooms, living room, kitchen and bathroom. The plan is for the homes to be certified in accordance with Miljöbyggnad Silver, demanding low energy consumption and focusing on an improved indoor environment for residents. The roofs of the buildings will accommodate solar panels supplying electricity for the property’s electric bicycle charging stations, among other things. The project is scheduled for completion in mid-2024.
Serneke has developed the Florist housing project in close collaboration with the Municipality of Uppsala since the autumn of 2020. In September 2021, the building permit was granted by the Municipality of Uppsala’s Planning and Building Committee. Construction is scheduled to commence immediately. Combined, the property transaction and contracting agreement are valued at SEK 462 million, with the contracting portion being included in the order bookings for the fourth quarter of 2021.
