Serneke to construct and renovate in Solna
Serneke has signed an agreement with Wåhlin Fastigheter to construct 100 new apartments and renovate more than 70 existing ones in the Bellona project in Solna, just north of Stockholm. The contract is valued at approximately SEK 280 million.
The contract includes new construction of 100 apartments including a seven-department preschool, housing for residents with certain functional disabilities, business premises and a garage in one main section. Under the part of the agreement eligible for tax relied under the Swedish ROT (renovation, remodeling and extension) program, 72 apartments will be renovated and two new ones created in an existing apartment block. The agreement has been preceded by a joint design process and the contract will be performed as a collaborative turnkey contract.
“It’s really great to have again been entrusted by Wåhlin as they expand their housing stocks.
The fact that the collaboration is now being extended to include an ROT assignment, and doing this in partnership, is inspiring. We can already see that the synergies between the new production part and the ROT part will generate considerable added value for our client. In this way, we utilize the cutting-edge expertise of all participants in the project,” says Niklas Wirström, Construction Manager at Serneke Construction.
“We have had good experiences with Serneke on previous projects, as well as from the first phase of this relatively diverse project, involving demolition, remodeling and new construction. For us as long-term owners, managers and developers of rental housing, it is important that we have partners who are knowledgeable, honest and responsive, and that has been our experience with Serneke,” says Patrik Lindqvist, CEO of Wåhlin Real Estate.
Project planning will start immediately, and the project is expected to be completed in the first quarter of 2022. The order value of approximately SEK 280 million will be booked in the first quarter of 2019.
